Rates, Policies & Descriptions

The "Sandpiper", a cozy 1 BR with Gazebo: This delightful cottage is perfect for one or two people, especially those who appreciate nature. You have a  nice queen-size bed in the bedroom and your living room has a comfy, tropical feel. The dining area and kitchen are complete and you will enjoy a lovely pond view from inside or out on your private, patio deck and romantic  gazebo.
The "Ibis" a large 1 BR with Porch: In this popular cottage you have a wonderful king-size bed in your bright and cheery, separate bedroom. The roomy living area is outfitted with a queen-size sleeper sofa and comfy chairs.  The dining area and kitchen are complete with everything you need. Enjoy a refreshing cross breeze on your peaceful screened-in porch and unwind with a good book from our complimentary lending library.
The "Egret" a large 1 BR with Porch: You have two queen-size beds in this appealing cottage. The comfortable love seat and swivel rockers in your living room offer a relaxing spot after a busy day of walking the beach, shelling or a visit to Ding Darling. Your kitchen and dining area are complete and the spacious screened-in porch is a great place to enjoy a bar-b-que right off the grill.
The "Heron", our deluxe 2 BR & 2 Bathroom with Porch: From your  luxurious king-size bed in the roomy main bedroom you will awaken to a serene pond view, especially enjoyable for our birding guests! The large second bedroom has two nice full-size beds, also with a tranquil pond view, an additional exit for convenience and a full, private bathroom as well. Your living room and dining area offer comfortable and attractive tropical furnishings. The kitchen is complete with all essentials and full-size appliances, including a dishwasher. The Heron is reserved for more extended stays,  with a maximum occupancy of four.

Each inviting cottage:
is designed for adults and children 8 years of age or older. All are non-smoking, and pets are not allowed. Each is equipped with A/C, heat, ceiling fans, cable TV with VCR/DVD/CD, complete kitchen with dinnerware, separate bedroom and bathroom, linens, beach chairs, towels, umbrella and charcoal grill as well as wireless High-Speed Internet access.

Our large & free lending library of books, puzzles, games and over 100 videos is always available for our guests. Complimentary use of our adult, single-speed bicycles is provided for your enjoyment. Shell-cleaning tables and laundry facilities are on-site for your convenience. We offer clean & affordable Island comfort with old Florida Charm on the quiet, nature-lover's end of the Island.

  • Rates for all one-bedroom cottages are based on double occupancy (up to 2 people).

  • June 1 - December 19 there is a $10.00 additional nightly charge, or a discounted $50.00 weekly (7-nights), for each extra guest of any age.

  • December 20 - May 31 there is a $50.00 additional nightly charge, or a discounted $100.00 weekly (7-nights), for each extra guest of any age.

  • The Florida 6% sales tax and 5% motel tax  will be added to all rates.

  • Rates are subject to change without notice.

  • 4-night minimum June 1 - December 19 in the Sandpiper, Ibis or Egret.

  • 7-night minimum December 20 - May 31 in the Sandpiper, Ibis or Egret.

  • Occasionally, depending on how our bookings "fall", we may have an opening for a shorter time span than our regular required minimum stay.  Please click on our "Internet $$$ Specials" page or give us a call, for any available specific dates.

  • Check-in time is 3:00 p.m. Check-out time is 10:00 a.m. When possible & arranged in advance, an additional 1/2 day charge will apply to early check-in of 12:00 noon or late check-out of 1:00 p.m.

  • Each cottage has one assigned parking spot. Limited parking space does not allow for trailers, watercraft, RVs or additional vehicles.

  • Smoking is not permitted on our property, including our porches, so as not to enter the cottages through windows and A/C units. Our guests are assured a clean environment, free from smoke.

  • Pets are not permitted on our property. No exceptions. Our guests are assured a clean environment, free from pet dander, hair and unpleasant odors.

  • Fish cleaning/filleting or discarding bait or bait water is not permitted on our property. We are not a fish camp. Our guests are assured a clean environment, free from the lingering, offensive odor.

  • There will be an additional charge on your credit card for any missing or damaged property, the need for excessive cleaning, or overly soiled linens.

  • For stays less than 28 nights between JUNE 1 - DECEMBER 19 (excluding Independence Day, Labor Day and Thanksgiving Day Holiday weeks):
    An advance deposit by Visa or MasterCard, in the amount of 25% of stay or $200.00 (greater of the two) is required at the time of booking. A second 25% deposit or $200.00 (greater of the two) is due 30 days before scheduled arrival with the balance due upon arrival. If cancellation occurs within 7 days of scheduled arrival, an additional 25% of the total or $200.00 (greater of the two) will be charged.
  • For stays 28 nights or longer between JUNE 1 - DECEMBER 19:
    A 50% deposit by Visa or MasterCard, is required at the time of booking with the balance due 30 days before scheduled arrival.
  • For stays less than 28 nights between DECEMBER 20 - MAY 31 (as well as Independence Day, Labor Day and Thanksgiving Day Holiday weeks):
    An advance deposit by Visa or MasterCard, in the amount of 25% of stay or $300.00 (greater of the two) is required at the time of booking. A second 25% deposit or $300.00 (greater of the two) is due 60 days before scheduled arrival with the balance due upon arrival. If cancellation occurs within 15 days of scheduled arrival, an additional 25% of the total or $300.00 (greater of the two) will be charged.
  • For stays 28 nights or longer between DECEMBER 20 - MAY 31:
    A 50% deposit by Visa or MasterCard is required at the time of booking with the balance due 60 days before scheduled arrival.
  • A cancellation within 90 days of scheduled arrival will result in forfeiture of deposit(s).
  • There is no refund for late arrival or early departure.
  • Full deposit, less $100.00 fee, will be refunded if within applicable cancellation time frame, 91 days or more before scheduled arrival.

  • If your stay includes both off-season and high-season nights, the high-season deposit and cancellation policy will apply.

  • We reserve the right to cancel if the reservation is changed to a shorter term.

  • Hurricane Policy:
    If a named Hurricane is officially tracking to Southwest Florida, and a mandatory evacuation is ordered during your stay, we will issue a refund for any unused nights you had previously scheduled with us.

  • We gladly accept cash, traveler's checks, Visa and Master Card. Thank You!
